Pet Policy
Wildcat Crossing welcomes pets with a one-time $450 fee for the first pet and $50 for each additional pet, with no monthly pet rent or breed/weight restrictions, requiring house-trained, non-aggressive pets and possibly vaccination records. Assistance animals are accepted without fees, in compliance with Federal Fair Housing Law, with proper documentation from a licensed veterinarian.
Guest Policy
Guests are welcome at Wildcat Crossing as long as they follow lease rules, respect neighbors, and do not stay longer than 5 consecutive nights. Quiet hours begin at 10 PM to ensure a peaceful community environment.
Lease Terms
At Wildcat Crossing, our lease terms are tailored to fit the student lifestyle, ensuring flexibility and transparency for a seamless living experience. Leases align with the academic calendar, and residents benefit from straightforward utility and insurance options. Our terms, including a recommended guarantor and credit-building opportunities, support a hassle-free move-in process.
Length: All leases end in July with standard move-ins being in the summer months. But there is always availability for move-ins year-round and options to renew! Please call for details!
Security Deposit: One month’s rent.
Guarantor: Not required, but recommended.
Insurance: Required. We provide our own policy, but residents can use their own insurance instead.
Utilities: Residents are responsible for electricity (and gas for 4-bedroom townhomes) and internet. Water, sewer, and trash are billed based on property usage, and a BOO credit reporting service ($8.95/month) helps build credit with on-time rent payments.

What is the decorating policy?
Decorations must remain within the resident’s unit and cannot spill over into outside areas or common spaces, with no indoor furniture allowed on patios or balconies and no trash permitted.
What do I need to bring to my new apartment?
Residents should bring furniture, bedding, kitchenware, personal items, as well as payment for any unpaid rent/deposit and identification for move-in.
Can residents add a roommate later?
Yes, residents at Wildcat Crossing can add a roommate at a later date.
