Location
When it comes to choosing an apartment, the location matters a lot! It’s not just about the four walls you’ll be living in, but also about the neighborhood you’ll be a part of. A great location means having all the things you need right at your doorstep – think grocery stores, restaurants, and cool shops. It also means being close to schools, universities, or your workplace, so you can say goodbye to long commutes and hello to more free time. Here are a few things to consider when evaluating an apartment’s location!
Transportation
If you have a car, it’s important to consider how close your potential home is to highways and your job, so you can spend less time stuck in traffic and more time doing what you love. If you don’t have your own wheels, you’ll want to know how close your apartment in Chico is to public transportation. Having easy access to buses, trains, or subways means you can zip around the city with ease, exploring new places and getting to work or school hassle-free.

Proximity to Chico State
Living in an apartment near Chico State has so many advantages! It saves valuable time and energy on commuting, allowing you to sleep in a little longer or have extra time for studying. Living nearby also means easy access to campus resources, such as libraries, study spaces, and extracurricular activities, enhancing your overall college experience. Most of all, residing close to the university fosters a sense of community and enables you to engage more readily with fellow students, professors, and campus events, creating opportunities for networking, socializing, and building lasting friendships.
Wildcat Crossing is just a 10 minute walk from CSU! Our residents enjoy a peaceful and quiet community while also being able to enjoy the best of campus life!
Proximity to Schools
If you have kiddos in school, it’s super important to think about what kind of schools are around your potential new neighborhood and how close they are to your home. Finding a place that’s conveniently located near good schools means less time spent on hectic morning commutes and more time for family breakfasts or catching up on some much-needed sleep. Plus, having schools nearby ensures easy access to educational resources and extracurricular activities for your little ones. So, when you’re on the hunt for a new place to call home, don’t forget to put school proximity on your checklist!
Wildcat Crossing is part of the Chico Unified School District. We are just a quick 3-minute drive away from Emma Wilson Elementary. Having shops nearby means easy access to groceries, everyday necessities, and even some retail therapy. Living close to parks provides opportunities for outdoor activities, relaxation, and a breath of fresh air. And let’s not forget about entertainment – being near restaurants, theaters, and venues ensures that you have plenty of options for dining out, catching a movie, or enjoying live performances. Considering these factors ensures that you have easy access to the things that bring joy, convenience, and a sense of community to your everyday life.

Picking the Right Apartment
It’s important to do your research when you’re searching for a new apartment, but knowing where to begin can sometimes be daunting. To simplify the process, here are a few key details you should familiarize yourself with before signing a lease for an apartment in Chico!
Shared or Private Rooms
If you’re looking for CSU Chico student housing, does the apartment you’re looking to move into offer shared or private rooms? Shared rooms can save you some money on rent, and private rooms can give you a little more privacy and security.
At Wildcat Crossing we offer private rooms for rent, or one, two, or four-bedroom apartments as a unit.
Apartment Amenities
When it comes to renting a townhome or apartment, amenities can make a world of difference in finding your perfect home! Find out what appliances your rental provides, and look for specific things that can elevate your day-to-day routines like in-unit laundry, a patio, or a walk-in closet.
At Wildcat Crossing, each apartment offers a delightful private patio or balcony, perfect for enjoying some fresh air and relaxation. Our apartments have undergone recent renovations, boasting modern upgrades such as new stainless steel appliances and additional storage space. For added convenience, our townhouses come equipped with a washer and dryer, and for units without this feature, worry not! We have four on-site laundry facilities available for your use. Some units feature walk-in closets or sliding mirror closet doors, enhancing both style and functionality.
Pet Policy
When searching for an apartment for rent in Chico, you’ll want to consider the community’s pet policy. Some communities require pet rent, some have weight or breed restrictions, and some communities do not allow pets at all.
At Wildcat Crossing, we make having pets in your apartment hassle-free! Instead of dealing with ongoing pet rent, we charge a one-time, non-refundable pet fee of $350.00 or $500 if there is more than 1 pet. We do ask that all pets are house-trained and non-aggressive, and we may request vaccination records. As per Federal Fair Housing Law, we gladly accept all assistance animals with proper documentation from a Licensed Medical Healthcare Provider.
Parking
Parking can sometimes be quite a hassle in apartment communities. Consider what options your potential townhome and apartment communities offer such as off-street parking, covered parking, or a parking garage. You’ll also want to know if parking passes are necessary and if parking is monitored on the premises.
At Wildcat Crossing, we have a parking pass policy in place to ensure everyone has a designated spot for their vehicles. We offer reserved covered parking spots for $25.00/month, with a limit of one spot per apartment and two spots per townhouse. If you have an extra vehicle, no worries! We charge an additional $15.00/month for uncovered parking. We want to make sure everyone has a convenient and secure place to park, so feel free to reach out if you have any questions or need more information!
Community Amenities
When you’re checking out different apartment complexes, it’s super important to think about the amenities they have to offer. Just keep in mind that not all apartments have the same awesome amenities, and the fancier ones usually come with a higher rent. Take a moment to think about what amenities are really important to you and fit your lifestyle. And don’t forget to consider your budget too! By finding the right balance between the amenities you love and the rent you can afford, you’ll be able to choose an apartment complex that’s just perfect for you.
Lease Terms
Lease terms are an important part of the rental agreement between tenants and landlords. They outline the specifics of the agreement such as the length of the lease, the amount of rent, and any pet policies, security deposits, or other details. Lease terms can vary considerably between different rental agreements, so it is essential that tenants read their lease carefully before signing. They should make sure they are comfortable with all of the terms and conditions before committing to the agreement.

All wi-fi and/or cable packages are contracted via the resident through their service provider of choice.
